PAST

Designed by architects Luigi Caccia Dominioni and Agostino Agostini, the property was built between 1953 and 1959 as part of a wider development project for the area of Corso Europa designed by Luigi Caccia Dominioni. The aim was to rethink this area of urban development as a business district in the context of an even wider urban development scheme called “la racchetta”, that was only partially completed.

Today, the front of the building on Corso Europa appears as an overground seven-storey glass volume dedicated to offices. Over the projecting roof that runs along the entire front there is a continuous glass surface with full- height windows, with rhythm given by the internal columns.

At ground level, the building is crossed by an internal arcade that connects Corso Europa to Via Durini: Galleria Strasburgo.

This winding pedestrian space hosts curved crystal shop windows installed on full walls with venetian plaster.
Lighting is ensured by an oval skylight in the centre of the arcade, designed to guide visitors through the passage; the floor has a marble mosaic with an intricate abstract design of whirlwinds.

This is one of the floor mosaics made by the artist Francesco Somaini who worked closely with architect Luigi Caccia Dominioni to research and install artistic motifs that blend with the architectural style of the master – a unique partnership in the Milanese panorama

FUTURE

A project to redevelop the entire area is being currently approved: it aims to create an area of continuity between Duomo, Corso Vittorio Emanuele, and Piazza San Babila, up to largo Augusto, through the redevelopment of Piazza Santo Stefano and up to the pedestrian area of the Università Statale.

Corso Europa will become a one-way limited traffic zone, reserved for public transport and taxis, with a new cycling lane.

The goal is to remark its pedestrian character, continuing Caccia Dominioini’s project from 1996.

Thanks to its central location, the building is close to a high variety of services and is superbly positioned to take advantage of public transport: this is a hub for public transport that extends to all corners of the town from this point.

THE PROJECT

THE FACADE

The project’s goal is to redevelop a part of the building (consisting of three overground floors, two areas on the ground floor, and some underground spaces). The area will be entirely modernised to make it fit for current office requirements, fire safety regulations, safety (according to ex D.Lgs 81/08 regulation) and architectural barriers regulations.

The aim is to redevelop the property so that parts of each floor can be independent or floors can be vertically joined, depending on the tenant’s requirements.

Two entrances/reception halls will be created at ground floor level: one overlooking Corso Europa (refurbishing the current entrance) with access to the three floors and the basement; and one overlooking Galleria Strasburgo, redeveloping the area of a former art gallery, with access to the first and second floors and the basement.

The final plan will be an open space without internal compartments for potential floor division.

CORSO EUROPA LOBBY

The current entrance on Corso Europa will be redeveloped with new indoor finishings and a new glass wall with super-clear windows with a sliding door. The central lift will be kept while the staircase will be remade with better heights and geometries.

A second duplex lift compliant with disability regulations will be installed. The floor, staircase and walls will be covered with gres porcelain tiles, while the panels on the walls will be separated horizontally by metal trims and vertically by metal transitions.
The ceiling will feature acoustic plasterboard panels and a big chandelier.

GALLERIA STRASBURGO LOBBY

A wide, independent reception hall will be created where there once was one of Milano’s historic art galleries, Galleria Strasburgo. This lobby will feature access to some of the office space on the higher floors.

The curved shop windows will be substituted with super-clear glass windows that will respect the pre- existing geometry, fitting in the existing frames. The entrance will feature a new door, held by a black steel frame aligned to the existing lines. The door will feature a safety rototranslating mechanism that does away with the need for further reinforcement structures. The entire area will feature venetian terrazzo floors and curved walls covered in marmorino. The existing skylights will be opened and restored. A new staircase and a pair of new lifts will lead to the floors above.
